What is an EPC?
The Energy Performance of Buildings Directive 2002/91/EC was passed into law in December 2002 by the European Parliament and was adopted by member states in January 2003, including the UK.
This directive promotes the improvement of energy performance on buildings, including residential dwellings.
An Energy Performance Certificate (EPC) is a way of rating the energy efficiency of buildings, similar to the energy ratings found on household appliances such as washing machines and fridges.
The certificate will provide information relating to the fuel costs of the property, as well as details of the CO2 emissions from the property.
The ratings, on a scale of A to G, tells you the impact the property has on the environment. There is no 'Pass' or 'Fail'.
The report will also include recommendations the homeowner or landlord may wish to make for improvements.
The EPC is valid for a period of 10 years, however if improvements have been made, it may be beneficial to purchase an updated EPC is the dwelling is being re-sold.
In Northern Ireland, all home sold after 1st July 2008 must have an EPC, with all rental properties requiring EPCs from 1st January 2009
