Who are we? WP/EPC will provide you with EPS ( Efficient Professional Service) when undertaking a EPC survey of your property. We are fully accredited Domestic Energy Assessors ( DEA‘s) through Elmhurst Energy UK.(A Government Approved Agency). We cover the Greater Belfast Area. We provide Energy Performance Certificates for Estate Agents, and especially the Home Owner and Landlords by achieving an energy rating of a property through our survey.
As required by legislation the Estate Agent has to display the EPC rating in the brochure of your property or via their Website , to enable the prospective purchaser to view this information. In January ‘09 the same will have to be provided by Landlords to prospective tenants.
What is an EPC An EPC is a method of assessing the Energy Efficiency of a building as set out by Legislation in the European Parliament in January 2003. It is now law in Northern Ireland from the 30th June 2008 to provide a EPC when selling a dwelling. The same will have to be provided with Rental dwellings from 1st January 2009.
The certificate provides information relating to the fuel costs as well as giving the CO2 emissions of the dwelling. It is based on ratings from A-G , A = very energy efficient, G = not energy efficient. The average energy rating for a Northern Ireland property is currently E. The report also provides the property owner with recommendations on how to improve on their energy efficiency if they wish to do so. The EPC is valid for a period of 10 years, however if improvements have been made to the dwelling it may be beneficial to renew your EPC if the dwelling is being re-sold.
The Survey As required by legislation a EPC survey on a property can only be carried out by a fully qualified and accredited Domestic Energy Assessor. The survey should take no more than 1 hour depending on the size of the property. It is to assess the energy efficiency of the Dwelling and is not a structural survey. All rooms are measured with noting of types of external wall structure, lighting , glazing, radiators, etc, as well as the type of heating system present. Roof spaces are checked for depth of loft insulation. The age of the property is also taken into consideration while assessing the energy efficiency of the property. This information is then downloaded on to the Elmhurst software to provide you with your Energy Performance Certificate. As with most surveys your certificate should be available within 2-3 days. All information is dealt with in a professional and confidential manner.
