Block Management
We understand that every estate is different. That's why we always develop a specific property management programme to make sure you get exactly the right service, from small apartment units to large residential blocks.


For example, we can
  • Inspect the property and site in detail at least once a month to ensure all buildings and grounds are in good order and all services are working
  • Recruit, supervise and manage contractors and staff - we'll prepare specifications, get quotations and award contracts to the right people.
  • Make time to deal with any unexpected work and contracts
  • Negotiate, renew and manage specialist maintenance contracts
  • Deal with individual resident's questions
  • Manage your insurance - we'll arrange and renew the right level of cover, get valuations and handle claims
  • Assign properties when necessary, keeping up to date registers of leaseholders and tenants and all appropriate property records
  • Attend the AGM and other management meetings
  • Plan for the cost of future repairs and renewals

We believe that successful estate management depends on sound, transparent and timely financial management. All accounts are independently audited, Directors having online access to a bank account in the name of the development.

The property manager will
  • Call and attend AGMs and other board meetings
  • Maintain the company register and other statutory documents
  • Prepare and issue share certificates
  • Maintain and update company records
  • Prepare and file annual returns to Companies House

Letting Services
Due to increasing demand, Gateway NI have entered the lettings market and offer a unique service to landlords of buildings or estates in which we carry out our residential management block/estate service. This ensures that a high level of service can be achieved, through regular inspections and often being on-site to deal with day to day maintenance and emergency repairs.
