M. B. Wilson & Co. is a property management company specialising in the management of communal areas of blocks of flats and housing schemes.

We provide a professional service and to ensure that a building is managed in accordance with the wishes of the majority of residents at a reasonable cost.

We manage a wide variety of properties throughout the country. Our clients include many local developers as well as resident management companies.

The Residents Management Company
The common parts and services within any complex, not belonging to, or the responsibility of a specific person, must be owned by a legal entity; either a residents association or more commonly a limited Company. Such areas include stairwells, car parks and gardens as well as the main structure of an apartment block itself.

The Company’s objectives are to manage and maintain the common parts for the general benefit and amenity of the residents as a whole.

Each owner is a member (or shareholder) in the Company. The Company has responsibilities to all its members to ensure that the common parts are maintained to a high standard for everyone’s benefit.

The Company is in effect owned by the residents through the issue of shares. The full responsibilities of the Company are outlined in the Company's Memorandum and Articles of Association and in the leases/conveyances that have been created.

The role of the managing agent:

Managing Agents act on behalf of the management company.
A Managing Agent will endeavour to ensure the Company honours its obligations to the individual owners and that the individual owners, in turn, comply with their obligations to the Company and each other.

Housing Developments
Our management service is not confined to apartment blocks. Current planning policy requires adequate provision for open space in new housing developments. To obtain planning permission developers are required to make adequate provision for landscaped areas and amenity space within their schemes.

In addition developers must provide a structure or formula for ongoing and long term management. Many new schemes now require the owners to contribute to the costs of maintaining the 'open space' through payment of service charge to a management company which becomes the 'owner' of the land.

M. B. Wilson & Co manage a number of such housing schemes and we can advise developers and residents on achieving the best solution for the long term protection and maintenance of the common land.

have contacted m.b Wilson on many occasions needing work/repainting done to outside of my property that I own and have a mortgage for, and have had no response!!!as a share holder (as described on web site)in an apartment block/ PRIVATE residential area.the contract I signed when I purchased my property (from new) stated that I was not allowed to repaint or decorate the external of my property and that mb Wilson where in charge of this. I pay a hefty sum every month for this service which services arnt being carried out. they are in breach of contract and I shall be seeking legal advice... stay well clear of these money grabbers!!!!!!!
