About Marc Ballard Architects
Reality Architects was established in 2000 and has been involved in numerous projects throughout Northern Ireland. We specialise in all types of domestic architecture, from small extensions to bespoke, one-off houses. Free, no-obligation initial consultation. Covering Belfast and County Down – Holywood, Bangor, Dundonald, Newtownards.

House Extensions
We have completed numerous house extensions in Belfast and Counties Down and Antrim, ranging from 20K to 250K. Every project is different and we will investigate all options until a perfect solution is found. All designs are fully illustrated with computer visuals in conjunction with a budget-cost plan, to ensure that you are making the right decision for your home.
Conversions
The decision whether to refurbish or demolish and rebuild is not always clear. Preparing costed design options will allow you to decide on the most economically viable option. We have completed many refurbishments where the entire dwelling is stripped out, remodelled and extended, effectively creating a new house with high levels of insulation and energy efficiency.
New Builds
This is a selection of completed projects and current work on site. We have completed numerous new builds and have experience in replacement dwellings and all aspects of planning policy PPS21. We currently have projects on site in Holywood, Belfast and Portaferry. Completed houses range from 1000 to 7500 sq. ft.
Commercial
Recent clients include: Holywood Golf Club, Kirkistown 500MRCI, Glastry Farm Icecream, Kircubbin, New Worship Centre for First Holywood Presbyterian Church, Rayanne Guest House, The Streat Café franchise, David Scott Tile Refinery, Mace fit out, The Arc building, Titanic Quarter Office fit out, Southampton.

We approached Marc to design a 2 storey extension and ground floor reconfiguration. Marc listened to our requirements and created 2 designs which both fitted our brief. Marc worked with us refining the plans and redrawing them as necessary. Marc dealt with the Planning Department and Building Control as well as getting a structural engineers report for us. Marc was always willing to work with us to tailor our extension to fit our needs. Since finishing the extension we have asked Marc to do further work in relation to the build - this was completed again to the high standards we have always received. We would have no hesitation in recommending Marc as his ideas were innovative and maximised the existing structure of our house and surrounding plot.

We enlisted Marc Ballard’s help to extend our old stone home in South Belfast. It wasn’t the easiest of briefs as we also needed to extend our home to accommodate a disabled parent. Marc is a fabulous architect and the end result for us is a truly beautiful home with the most incredible feeling of space. Right from taking our brief and creating a beautiful home to managing the builders and every aspect of the build he has been brilliant. He’s very calm and truly listens to your brief and what you need and his skill as an architect is clear to see in the design work which has led to a stunning home. Working with an architect like Marc has given us a build that has the level of ‘detail’ and things we just wouldn’t have been able to do such as curved walls, bringing in different levels of light and creating different heights and making the home flow for our space but also suiting a disabled person. The build wasn’t the most straightforward due to ground levels but working with Marc seriously reduced our stress levels throughout the whole process and we are truly delighted and loving living in our new ‘space’.
