Did you know that buildings produce nearly half of the UK’s carbon emissions? That’s almost twice that of cars and planes. The way a building is constructed, insulated, heated, ventilated and the type of fuel used, all contribute to its carbon emissions.
With the revision of the building regulations in 2006, it became a mandatory requirement to demonstrate a 20% increase in efficiency over a notional building designed under the 2000 regulations. At the design stage of any scheme, be it residential or commercial, the government have approved software to help deliver these calculations.
Air Tightness Testing
Air tightness fan testing. With involvement from the earliest stages of any given scheme, atbec have a proven track record of delivering compliance with the requirements under Part F (Part L in Republic of Ireland) for Air Tightness or Air Permeability Testing. Working as an integral part of the design team we offer a range of consultancy services that ensure the air tightness strategy is considered through the design process and is incorporated in the build in a practical and cost effective fashion.
We would recommend that the design team agree the target air leakage rate early in the scheme.
Acoustics & Thermographics
Although not required under current Building Regulations in Ireland, the introduction of Code for Sustainable Homes and BREEAM has introduced the need to undertake Sound Insulation Testing or Pre Completion testing. As qualified Code assessors we can offer advice on how to achieve the maximum available credits be that through increased numbers of tests or higher performance levels. Currently the requirement is to test 1 in 10 of each different type of dwelling.
Room Integrity Testing
ICT installations. Our locally based engineers provide room integrity testing to any size enclosure. We undertake all initial volumetric calculations and run the tests in strict accordance with the NFPA 2001 and ISO 14520 methodologies. With a diverse range of clients including installers, Facilities Managers, Government and healthcare departments we have experience of all enclosure types ranging from turbine halls in power stations to single rooms.
Should the result, delivered within 10 minutes of the completed test, indicate a failure to meet the target retention time, a process of leakage diagnosis will be undertaken. Junctions between the floor, walls and roof deck will be checked as will all service penetrations through the enclosure and a report issued outlining the remedial works required to achieve compliance.

The energy assessment we perform on your home or commercial premises, will produce a legally recognised Energy Performance Certificate (EPC). Remember, a Domestic Energy Assessor (DEA) must belong to a Government-approved accreditation scheme which monitors work and makes checks against the Criminal Records Bureau. With a small team of qualified assessors covering the entire country, our turnaround times can be as quick as 24 hours to quote, book an appointment and carry out the Energy Performance Certificate. We then write up, lodge and dispatch the report within a further 24 hours to ensure our efficient service is met with customer expectations.

Certificates can only be produced by accredited energy assessors.
As of 30th December 08, any property you rent out needs to provide the prospective tenant with an EPC.

Also called Infra red survey, Heat loss survey, Heat seeking camera. Thermal imaging can find the heat loss locations - and where the cold is coming in. It is also useful for a number of other purposes, such as locating underfloor heating pipes, damp areas, leaks in flat roofs etc.
Also known as Air pressure testing, Airtightness testing, draught searching. Tests are conducted to EN13829 standard and audited by NSAI. Testing measures the level of draughtiness, and when used with smoke or thermal imaging, the locations of air infiltration and exfiltration can often be located.
Building Energy Ratings, Home Energy Certificates. The national Energy Calculation methodology, and the one used to produce an official rating for your property. BER assessments can be undertaken to test a planned house before any work commences, allowing changes to be made if required to achieve an improved energy rating.

All houses advertised for sale require an Energy Performance Certificate (EPC). These rate the energy efficiency of a property on a scale of A-G and suggest areas where energy and money can be saved. These can be obtained from a qualified accredited Domestic Energy Assessor (DEA) who does a survey of the property.
It is the responsibility of the seller to obtain an EPC at the outset of the selling process.

Information for Tenants
We value our tenants highly and are available for advice throughout the tenancy as we strive to make your experience with us a good one.
Application fee is £30 for one application, £50 for a joint application. If your application is not put through to the landlord for recommendation, the application fee will be returned in full.
A deposit, equivalent to one months rent, is required on signing the tenancy agreement.
Initial Rent Payment
Must be made on or before the date of moving into the property.
References from employer and previous landlord will be required and we may carry out a credit check. We may ask for a guarantor but not in all cases.
In some cases a tenant will require a guarantor. If a guarantor cannot be provided a deposit equivalent to two months rent may be required.
Many of our landlords will accept housing benefit as means of payment. Please ask before arranging a viewing.
