Major Waterfront Transformation Proposed By Belfast Harbour
Belfast Harbour has reached a significant milestone in its regeneration strategy by formally submitting a planning application to Belfast City Council for the redevelopment of Clarendon Wharf.
The submission follows a period of public consultation and outlines the creation of a sustainable, well-connected residential neighbourhood within the Belfast Harbour Estate.
The proposed project aims to revitalise an underused section of the city's waterfront. At its core, the development will deliver more than 600 new homes, including a dedicated portion of affordable housing. The masterplan also includes a diverse mix of amenities such as shops, cafés, and leisure facilities, alongside a new hotel and an aparthotel.
A standout feature of the proposal is the repurposing of the historic Clarendon Building. Under the new plans, this heritage asset will be transformed into a Food & Beverage destination. The scheme also prioritises connectivity, introducing new pedestrian and cycling paths and a public square designed to link the waterfront more effectively with the city centre and surrounding local communities. This project is a key element of Belfast Harbour's 'Advance Regional Prosperity' Strategy 2025-29 and is highlighted in the draft 2050 Masterplan, which remains open for public consultation until 14 January. As a Trust Port, Belfast Harbour reinvests its profits back into the estate and has already directed £130 million into waterfront regeneration through the nearby City Quays development.
Kevin Ryan, Director of Development at Belfast Harbour, commented on the progress: "We've had a very positive response to the public consultation on our proposed Clarendon Wharf development, and we'd like to thank everyone who took the time to find out about the project and those who submitted responses. It is important to also acknowledge the Planning Team at Belfast City Council for the collaborative and efficient process to date.
"With the delivery of over 600 homes, the Clarendon Wharf development would truly transform this underused part of the Harbour Estate and help to address the growing housing need, a key goal of the NI Executive's Programme for Government. Belfast Harbour is also committed to playing our part in the delivery of Belfast City Council's Belfast Agenda and its goal for 3,500 new homes in this area within the next ten years."

Former City Airport chief joins Harbour Commissioners
The former head of Belfast City Airport has been appointed Chief Executive of Belfast Harbour Commissioners. John Doran, who oversaw the construction of the new £20 million terminal at Belfast City, replaces Gordon Irwin who retired from Belfast Harbour Commissioners the end of last year.
