House price inflation drops

Annual house price inflation dropped again in October, according to the latest figures from the Office of the Deputy Prime Minister.

House price inflation was 2.2% in October, a fall from September’s figure of 3.3%.

The ODPM reported that the average house price in the UK was £186,103 in October, compared with £186,755 in September.

House price inflation dropped in England (from 2.5% in September to 1.3% in October), Scotland (from 10.2% to 9.1%) and Northern Ireland (from 16.7% to 11.1%). However, inflation increased in Wales, rising from 7.3% in September to 9.8% in October.

In England, the highest inflation rates remained in the north, in the north east (8.7%), Yorkshire and the Humber (7.2%) and the North West (6.4%).

The ODPM figures showed that average house prices in England were £194,824, £152,078 in Wales, £128,029 in Scotland and £134,167 in Northern Ireland.

However, property website Rightmove has predicted that average house prices in England and Wales could increase to more than £200,000 next year.

The website has predicted an increase of 4% in house prices in 2006, but said that an increase of just 2% would be enough to push prices over the £200,000 mark. It is feared that this could make it even more difficult for first-time buyers trying to get onto the property ladder.
